How to Calculate AFH Occupancy Rate

A simple occupancy formula, why vacant beds matter, and how occupancy connects to revenue.

Occupancy is a simple ratio and one of the strongest drivers of Adult Family Home revenue. In a small licensed setting, one empty bed is a large share of capacity.

The formula

Occupancy percentage = occupied beds ÷ licensed beds × 100. Five residents in a 6-bed home is 83.3% occupancy. The AFH Occupancy & Vacancy Calculator also estimates monthly gross revenue, vacancy, and potential lost revenue using an average rate you enter.

What counts as occupied

Operators differ on hospital stays, respite, and hold days. Use a consistent census method so month-to-month comparisons mean something. This site does not define a regulatory census rule.

Why occupancy scenarios matter

Many costs stay in place when a bed is empty. Comparing 70% through 100% occupancy with the revenue calculator or the vacancy calculator shows how sensitive monthly gross revenue is to census without implying that any one rate is typical.

Occupancy is an input, not a promise. Marketing, referral relationships, care match, and local demand all affect how often beds stay filled.
